Materials

A flat roof is not one product. It is a category that includes several different membrane systems, each with different performance characteristics, lifespans, and ideal uses. Here is what we work with and when each one makes sense.

White single-ply membrane with heat-welded seams for strong waterproofing. Reflects heat well in hot climates and lasts about 15–25 years.

Black rubber membrane that stays flexible in cold climates, helping it handle freeze–thaw cycles. Common for flat roofs on additions and small commercial buildings, with a 15–25 year lifespan.

Multi-layer asphalt membrane with strong puncture resistance and good cold-weather performance. Better for roofs with heavier foot traffic and temperature swings, with a 20+ year lifespan.

Multiple layers of asphalt and felt finished with gravel or a cap sheet. A traditional commercial system with built-in redundancy, still common on large buildings. Lifespan: 20–30 years.

The lifespan numbers above assume proper installation and adequate ventilation. A well-ventilated roof with good installation will reach the top of those ranges. One that is not will fall short of them.
